(mortgage REITs generate money by borrowing at low interest rates in short-term securities(which usually have lower interest rates compared to longer-term securities(bonds)) and invest/lend at higher interest rates in longer-term securities(which USUALLY have higher rates compared to shorter-term securities.) So, in general, if short-term interest rates are higher than long-term interest rates, most, but not all, mREITs go down in value and the dividend payouts are reduced. mREITs do best (pay the max dividend) when long-term rates are much higher than short-term interest rates.
